Zoning Information

The Township’s Comprehensive Zoning By-law 2003-75 is a planning tool that supports orderly development throughout the Township. The purpose of the by-law is to implement the Official Plan. The by-law outlines the permitted uses for properties in South Frontenac.

Understanding the zoning of your property can allow you to recognize how your land can be developed, including the permitted uses (for example: residential or commercial), and the required standards such as the permitted size and location of structures.

How to find zoning of properties

Frontenac Maps has up-to-date zoning for each property in the Township. To find the zoning of any property

  1. Go to frontenacmaps.ca
  2. Select the box in the middle of the webpage that says "Interactive Mapping"
  3. Agree to the Terms of Use and click "Enter Interactive Mapping"
  4. Search in the search bar in the top right hand corner of the webpage for the property address, PIN or roll number (excluding dashes) or scroll to the property manually
  5. Beside the tool bar on the left side of the webpage there is a blue flag labelled "I want to...".  Click on this flag
  6. Select "Change visible map layers", all of the layers on the map will appear on the left toolbar
  7. To view zoning of individual properties click the box beside "zoning" to check the box.  All zoning will now be viewable.

Rezoning Application

Rezoning Application is a planning tool used to change the permitted use of land or alter a specific zone provision.

Rezoning applications are considered by Council, under the authority of the Planning Act of Ontario. Rezoning applications must be in keeping with and conform to the policies of the Township of South Frontenac's Official Plan and the Provincial Policy Statement. Additional studies and reports may be required in support of a rezoning application. These studies may be peer reviewed.

The nature of each Rezoning application varies significantly and the process times fluctuate accordingly. In addition to public input, comments may be required from other agencies or consultants specialized in the area of specific reports and studies submitted.
